Most sellers assume summer means vacation mode. But the buyers still looking are often the most serious, and the right strategy is your advantage.

Everyone talks about spring as the big real estate season, and fair enough, spring gets plenty of attention. It's kind of the Super Bowl of real estate, just with fewer nachos and more pre-approval letters. But summer can be a genuinely interesting time to sell, especially here in San Mateo County, and most sellers never give it a fair look.

A lot of homeowners assume that once school is out and people start traveling, the market just slips into vacation mode. And while it's true that some buyers and sellers get distracted in the summer, that doesn't mean demand disappears. In fact, summer buyers are often some of the most serious ones out there.

Here's why: the casual buyers may take a break, but the people who still need to move because of a job, a school timeline, a growing family, a downsizing plan, or a relocation, they're still looking. And they may have fewer good homes to choose from, which can create a real opening for you.

Summer selling works, but only with strategy. This doesn't mean every home should automatically list in the summer. The homes that do well are the ones that are easy for buyers to understand. They're well prepared, priced thoughtfully, and clearly marketed, so the story of the home makes sense at a glance.

Just as importantly, you have to understand who the likely buyer is and where they're coming from. That last piece is where a lot of sellers, and a lot of agents, stop short.

Knowing where your buyer comes from changes everything. When I prepare to list a home, one of the things I do is run an extensive AI-driven feeder-market analysis to identify the ZIP codes and buyer profiles most likely to respond to that property. Take a higher-end Peninsula listing: the buyer may not come from the immediate neighborhood at all.

They might come from Palo Alto, Menlo Park, Los Altos, San Francisco, the South Bay, or even a national tech relocation market. That matters because strong marketing isn't just about making a home look beautiful. It's about getting the home in front of the right people, in the right places, with the right message.

Otherwise, you're just throwing the home on the market and hoping the right buyer magically appears with a suitcase full of money. That's not a strategy, that's a real estate wishing well, and unfortunately, it's how a lot of homes get sold.

Ask better questions than "is summer good or bad?" The biggest mistake I see is sellers thinking purely in terms of the calendar.

The better questions are the specific ones: What's actually happening in your neighborhood? How much competition will you have? What price range are you in? How prepared is the home? Who is the likely buyer, and where are they most likely coming from?

Summer can be a very good time to sell, but usually for sellers who are intentional rather than casual.

So here's the real answer. If your home is ready or close to ready, summer may give you access to serious buyers with potentially less competition. If your home needs work, summer may be the perfect time to prepare for a stronger fall launch.

The right move isn't simply "list now" or "wait"; it's to understand your market, your competition, and your buyer and make the timing work for your specific situation.
