The sellers who do well in the fall are the ones who started before the leaves turned. Here's what to handle now while there's still time.
The best fall listings do not start in the fall.
If you're thinking about selling this fall, July feels early. It's not. In real estate terms, July is basically the pre-season.
You don’t want to show up on opening day and suddenly realize the house needs paint, landscaping, repairs, inspections, disclosures, staging, photography, and maybe a small emotional support latte.
Here are three reasons why it’s smart to begin now.
1. You get to make calm decisions instead of rushed ones. When sellers wait too long, everything becomes urgent. Vendors get booked. Decisions get compressed. Suddenly, everyone is choosing at full speed, which is rarely when people do their best thinking. Starting in July gives you breathing room.
You can walk through the home carefully and decide what should be improved, what should be left alone, and what absolutely should not turn into a giant remodel right before selling. That last one matters because not every improvement pays off. Sometimes the smartest advice isn't to do more. Sometimes it's, please do not spend money on that. And I say that with love.
2. In our market, prep also means inspections and disclosures. In many parts of the country, buyers handle inspections after they're in contract. In San Mateo County, the rule of thumb is that sellers prepare them upfront. Property inspections, pest inspections, disclosure packages, reviewing the reports, and understanding the issues before buyers do.

This is not the glamorous part of selling. Nobody walks into a cocktail party and says, "You should see my disclosure package." At least I hope not. But it matters, because good upfront preparation builds buyer confidence, reduces surprises, and helps buyers write stronger offers. That counts for a lot in a market where buyers are careful, informed, and comparing everything.
3. Fall strategy starts before fall marketing. A strong fall launch isn't just putting the home online after Labor Day. It starts with understanding the market first. What sold recently? What's sitting? Which price points are getting attention? Who are the likely buyers?
Before I list a home, I'm looking at pricing strategy, buyer profile, competition, timing, preparation, and feeder markets. The goal isn't to say, "Here's a beautiful home." It's to say here is the right home, presented the right way, to the right buyers, at the right time.
Wait until the week you want to list, and your options are limited. Start now, and you have more control, enough time, and usually a much calmer experience. No need to turn it into a real estate fire drill with fresh throw pillows.
If selling this fall is even a maybe, July is a good time to start. Not to make a final decision, not to sign anything, not to panic. Just to get a clear plan.
