Why I Stopped Pitching and Started Listening to Sellers

Most agents show up and pitch. I start with a call that's all about you, four questions that shape how I sell your San Mateo County home.

For years, I sold homes the way most agents still do. I'd show up at your door, excited to meet you, tour the home, and then spend our time together blasting you with marketing materials and reasons I was the top agent you should hire. It worked well enough, but honestly, it never quite made sense to me. You barely got to talk.

So I flipped the whole thing around, and the way I list homes now is built entirely around you.

Before we ever meet in person, we'll get on a short 10-minute or 15-minute Zoom call. On that call, I do very little talking. I ask four questions and then mostly listen, because what you tell me shapes everything that comes next.

First, what's your motivation? Why are you selling, why now, and where are you headed? Understanding what's drawing you to your next chapter tells me more about this move than any market data could.

Second, what are your expectations? What do you expect from me, from the transaction, and what does success actually look like to you? For some sellers, success is the highest possible price, no matter how long it takes. For others, it's selling right away, or simply feeling genuinely cared for and clear on every next step. Whatever success means to you, I build around it.

Third, what were your disappointments? This one surprises people, and it surprised me the first time I thought to ask it. If you've sold before, I want to know what let you down, whether it was the agent, the communication, or the process itself. Once I know what went wrong last time, I can fine-tune our process to make sure it doesn't happen again.

Fourth, what are your concerns? These are the things that keep you up at night. What if the home doesn't sell and you can't get closer to the grandkids? What if it sells for less than you need to comfortably buy the next place? When I understand your real worries, I can strategize directly against them instead of guessing.

So why go to all this trouble before we've even met? Two reasons.

The first is fit. This call lets us both see whether we're the right match, personally and in how we approach the transaction.

The second is customization. Once I know what actually matters to you, I can tailor our consultation to it, rather than flipping through the same 40-page presentation most agents have used for every client for the last few years. If something doesn't matter to you, why would I spend your time on it?
