Navigating the Home-Buying Market: Key Factors You Should Know

Jeff Lang August 2, 2023

Here’s what you need to know about navigating this buying market.

Today, I’m here to discuss navigating the current home-buying market and the key factors you should consider.

First, education is vital in this market. Start by understanding what you’re looking for and focus on your preferred area. Different regions, like San Mateo and Santa Rosa, have distinct markets, so identifying your target location is essential. Speed is crucial as well. Desirable homes are selling within 13 days on average. As soon as a property of interest comes up, act swiftly and schedule a viewing.

Next, consider your financing options carefully based on your current and projected situation. Explore choices such as FHA, jumbo adjustable, or buydown programs like the 2-1 or 3-1 buydown. Also, know that a significant portion (20%) of available homes are not visible on public sites. A well-connected Real Estate Agent can grant you access to off-market properties, giving you an edge in the competitive market.

“Education is vital in this market.”

Understanding the home-buying process is essential. Before submitting an offer, obtain comprehensive disclosure packages, including inspection reports for pests, roof, sewer, and any seller disclosures. When pricing your offer, consider both comparable sales (comps) and the competition. Most fast-selling homes attract multiple offers and sell above the asking price.

My team and I will make sure you have all the information you need to make an informed decision. Feel free to call or email me to discuss the market further or get introduced to lenders offering suitable products for your needs. I’m here to help you throughout the process.
