New Market Conditions Favor San Mateo County Homebuyers in 2025

Lower interest rates and rising inventory are giving buyers in San Mateo County a rare two-for-one advantage this fall.

If you’ve been waiting for the right moment to buy in San Mateo County, that moment might be here. Homebuyers are looking at a “double whammy” opportunity this fall, and it’s not something we’ve seen in years.

Here’s what you need to know.

Mortgage rates. At the start of the third quarter, rates dropped by about half a percent. Many lenders are now quoting around 6% for a 30-year fixed mortgage, the most affordable range we’ve seen in quite some time. This shift alone can mean hundreds of dollars in monthly savings and open the door for more buyers to qualify.

Median sales price. While prices did ease slightly in Q3, both San Mateo and Santa Clara counties held a median sales price of around $2 million, which is still the highest third-quarter median on record. That means the market remains solid, especially compared to San Francisco and Marin counties, where prices are about 15% lower.

This strength shows how well the Peninsula continues to perform, thanks to steady demand and limited supply.

New listings. September saw the largest jump in new listings since before 2020. As summer vacations end and sellers re-enter the market, buyers are finally seeing more options across price points.

This increased supply gives buyers more room to negotiate, something that’s been rare in recent years.

This is the “double whammy” of opportunities that I mentioned earlier: lower interest rates combined with more inventory. Buyers who act now could find themselves in a stronger position to secure the right home at a fair price, before the next wave of competition builds.

Sellers aren’t left out, either. There’s a unique opportunity for those willing to think strategically and adopt a contrarian mindset, especially when others are hesitating.
